Location Analysis

The right address decides — and the right address is never just a map. We assess seven dimensions before we recommend.

Data over gut feeling

A location determines occupancy, staffing availability and long-term viability. Our location analysis combines demographic data, purchasing power, care density and competition with the decisive fourth dimension: what does it actually look like on the ground?

What we examine

  • Demographics, age structure, care quotas and care-level distribution at postcode level
  • Purchasing power, socioeconomic profile, target-group fit for private payers vs. SGB-XI recipients
  • Competitive landscape: existing facilities, occupancy, profile, pipeline
  • Care infrastructure: physicians, pharmacies, hospitals, outpatient services
  • Micro-location: public transport, accessibility, local supply, social infrastructure
  • Labour market: regional availability of nursing staff, competitive pressure, mobility
  • Political and regulatory context (municipal care planning, WTG interpretation)

Format & output

You receive a written location report with a clear recommendation (Go / Conditional Go / No-Go), backed by data maps and a summary for committees and banks. On request, we extend the analysis with an on-site visit and photographic documentation.

FAQ

Frequently asked

How long does a location analysis take?

A basic analysis is delivered in 2-3 weeks. In-depth analyses with site visits and stakeholder conversations need 4-6 weeks.

Can you assess multiple locations comparatively?

Yes. For portfolio holders and investors with multiple options we produce comparative scorings using a uniform methodology.

Do you also consider alternative housing forms like outpatient-supported living communities?

Absolutely. We assess the location based on the concept idea — inpatient, day care, service living or outpatient WG each have different location requirements.

You have a location in mind?

We assess it thoroughly — and tell you clearly whether it holds up.
